Most building decisions in Belize get made with a number that is missing half the picture. Someone asks what a block costs, someone else asks what an ICF form costs, and a decision follows. The problem is that neither price tells you what the finished wall will cost once labour, reinforcement, concrete, insulation and finishing are in it.

Stelcor has published two free online calculators to close that gap. One tells you what materials your walls need. The other compares the same wall, built two ways, on a full installed basis.

Both are built for the way projects get budgeted in Belize and across the Caribbean, in Belize dollars, with assumptions you can open up and change.

Two calculators, two different questions

1. Stelcor ICF Materials Calculator

The Stelcor ICF Materials Calculator answers the takeoff question: how much do I need to order?

Enter your total exterior wall length, your wall height, and either a percentage allowance for openings or the actual window and door areas. Add your outside and inside corner counts and a waste and cuts allowance.

It returns:

  • Gross wall area and openings deducted
  • Net ICF wall area
  • Complete Stelcor ICF forms required, including the waste allowance
  • Number of block layers
  • Standard block brackets
  • Large outside corner braces and small inside corner braces
  • Estimated form cost, corner brace cost, and a combined material total in BZ$

It is the tool for a quick material estimate at concept or budget stage, before anyone has produced a formal quotation.

2. Block vs. ICF Cost Comparison Calculator

The Block vs. ICF Cost Comparison Calculator answers a harder question: which system costs more once the wall is actually standing and finished?

It takes the same wall geometry and prices it twice, once as conventional reinforced CMU and once as Stelcor ICF. This is a full installed-wall comparison, not a comparison of individual block prices.

The comparison covers:

  • Gross and net wall area
  • Windows and doors
  • Blocks or ICF forms required
  • Standard and corner brackets
  • Concrete or structural grout
  • Reinforcement
  • Labour
  • Estimated construction time in crew-days
  • Waste and cuts
  • Insulation and finishing requirements
  • Total installed wall cost for each system
  • The estimated dollar and percentage difference between them

Why full installed wall cost matters

A CMU wall and an ICF wall reach the same finished point by different routes, and the costs sit in different places.

With reinforced block you are buying blocks, mortar materials, grout, steel, the labour to lay and fill the wall, and then, if the design calls for it, a separate insulation layer and the finishing that goes with it.

With Stelcor ICF you are buying forms and brackets, the concrete for a continuous reinforced core, steel, and the labour to stand, brace and pour. The insulation is already part of the wall because the forms stay in place, and there is no formwork stripping cycle.

Compare only the unit price of a block against the unit price of a form and you have compared two items that carry different amounts of the finished wall inside them. Compare the installed totals and you are comparing like with like, item by item, so you can see where the difference comes from rather than being handed a single number.

A simple worked example

Say you are budgeting a single storey home with 160 linear feet of exterior wall at 10 feet high.

In the ICF Materials Calculator you enter 160 and 10, leave the openings allowance at 15 percent, set your corners, and leave waste at 5 percent. Gross wall area comes out at 1,600 square feet, roughly 240 square feet is deducted for openings, and you are left with about 1,360 square feet of net wall. At 4 square feet of coverage per complete Stelcor block that is around 340 forms, or about 357 once the waste allowance is applied, plus the brackets and corner braces the layout requires.

You now have an order quantity and a material budget.

Then you take the same numbers into the Block vs. ICF Calculator, which prices that wall in reinforced CMU, with grout, mortar, steel, labour, separate insulation and finishing included, alongside the ICF total. It shows the dollar and percentage difference and the estimated crew-days for each method. If your local block price or labour rate differs from the default, change it and the comparison updates.

The default price for a complete Stelcor ICF block is BZ$36. That figure is subject to confirmation and change, and current pricing should be confirmed with Stelcor before it is used in a tender or a contract. Prices are in Belize dollars and exclude GST, freight, engineering, equipment and foundations.

What these calculators do not do

These are planning estimates. They do not replace a professional quotation, a structural design, or an engineering review.

Actual costs depend on the project design, location, engineering requirements, contractor pricing, site conditions, finishes and current market prices. Two projects with identical wall areas can land at very different numbers once soil, access, storey height and specification are taken into account. Use the output to frame a budget and compare options, then have the design engineered and the work formally quoted.
